Can you please tell me what the rental yield will be for the courtyard platinum? Maybe based on the development of the region and the current rental yield in the old courtyard on Long Beach?

A very interesting question and I take the opportunity to also answer many customers and investors here, as this question is always asked.
Basically, only very few offer a rental guarantee and the rental yields are always very different from project to project and from region to region. There is no generalised answer to this. There is talk of 6% to 15% if you look at all regions and projects.
Now to the “Courtyard Platinum” project. The forecasts here are very good. The old Courtyard in Iskele, which has been operational for 3 to 4 years and is very popular, has not disappointed investors. I have feedback from direct sources of 12% rental yields.
Studios and 1+1 flats are the most rented properties.
Studios cost from 50 EUR to 100 EUR per night depending on the season.
1+1 flats cost from 70 EUR to 120 EUR per night, depending on the season.
The old Courtyard is almost always fully booked from May to October.
In winter, the occupancy rate is 70% to 80%.
If you consider the purchase price at that time and the current occupancy rate, the investors have achieved a rental yield of up to around 25%.
Looking at the current property market prices, we are talking about a rental yield of around 12%.
The Courtyard not only has a hotel concept but also an infrastructure, location and service that offers the highest level of comfort for holidaymakers. The restaurant there is very busy and offers high quality food and an atmosphere that is very popular with holidaymakers as well as the residents of Iskele.

The Courtyard Platinum will be one size bigger. In terms of size as well as quality and service. The location of Courtyard Platinum is about 10 minutes by car from the current Courtyard. In the beautiful Bogaz region, holidaymakers will have more nature, comfort and a more relaxed atmosphere. Ideal for families and nature lovers.
The Courtyard Platinum will automatically benefit from the current Courtyard. Both from the established reputation and from the clientele that has already been generated.
Looking at the current property prices in Courtyard Platinum as well as the new 5 star concept, the location and the offer in the project, many property professionals and the developer himself say that rental yields here will reach 10% to 15%. The differences in rental yields vary because of the property type, the location in the project, the view (pool, garden or back) as well as the proximity to the pool, restaurant and sports fields. One or the other can have both a negative or positive influence on the rental yields.
The best properties with rental yields are studios and 1+1 flats. Preferably with pool and garden views. Preferably a little away from the restaurant and not so close to the pool.
If you want to invest in the Courtyard Platinum we recommend the blocks D2, D3 and D4. Best with garden and pool view.
